Cancellation Policies
  • No Place No Pay
    They offer a ‘No Place, No Stay’ policy.  If your university place falls through, just let them know within 5 days of receiving confirmation from the university, and they’ll review your eligibility for a refund. Evidence will be required.
  • No Visa No Pay
    They also have a ‘No Visa, No Stay’ policy.  If your visa is refused, let them know within 5 days of receiving the decision. They’ll need evidence of the refusal to process your cancellation and refund.
  • Other cancellation policies
    You have 14 days after confirming your booking to cancel and receive a full refund.  After that, cancellations are only accepted under specific circumstances like visa or university place rejections. If you change your mind after this, you’ll need to find a replacement tenant.
  • Cooling Off Period
     If your tenancy has not started and you have not collected your keys, you will have a Cooling Off Period to cancel your booking from the date of your Booking Confirmation email.  ▪ Standard Cooling Off Period: 14 days.  ▪ If you book on or after 1 August for a September tenancy: 3 days from signing your Tenancy Agreement.  ▪ If you book on or after 12 August: 24 hours from signing your Tenancy Agreement. Your Cooling Off Period ends after 14 days from your Booking Confirmation email.

  • Pets
    Pets are not permitted for residents checking in from the September academic year onwards. Any requests prior to this date must receive written approval from management and will be considered on a case-by-case basis. Residents must not bring or acquire a pet without prior written permission.

    Your guarantor must be a UK-based adult over the age of 18, who is financially stable and agrees to take responsibility for your rent if you’re unable to pay. They’ll need to provide proof of ID and income. If you do not have a UK-based guarantor    ○ Two approved options are available:        ○ Leap        ○ Housing Hand As a guarantor, you’re agreeing to take financial responsibility if the student is unable to pay their rent or causes damage to their room.     Can I extend my stay?

    Depending on availability, yes. If you’d like to stay longer, chat to the team during your tenancy to explore your options. They give their current residents priority to rebook for the next academic year, often at preferential rates.

Register using your email address and follow the step-by-step guide. Once you’re signed up, you’re good to go. Your login works everywhere in the building – including common areas. Just select ASK4 and log in with your details. Switch on WiFi Calling on your smartphone. It lets you make calls and send texts over the building’s WiFi, so you’ll always be connected.     Is there a laundry room?

    It depends on your building! At this property, every studio has its own washer/dryer, included in your rent.

    Do I need to buy contents insurance?

    No need! Contents insurance is already included in your rent. Don’t forget to register with Howden for Students (the new name for My Endsleigh) to access your cover. If you’d like extra peace of mind, you can choose to upgrade your policy – this can include cover for items like laptops and mobile phones while you’re out and about, off-site.

    How do I report a maintenance issue?

    You can report maintenance issues through the property app. There’s a guide to downloading and using it in your welcome pack, or just ask at reception if you need help.

    How can I meet other residents?

    They hold regular social events at all our residences. Within your first two weeks, you’ll be invited to a welcome event to meet the rest of the property community!

    Can I move in at any time of day?

    A few weeks before the start of your tenancy, their property team will contact you to book a check-in slot. It’s important to book a slot so they know when to expect you and can ensure everything is ready for your arrival. Check-in is from 10am on your contract start date, unless you’ve arranged an earlier time with the reception team. If you’re arriving outside of reception hours, please let them know in advance so we can help get you settled.

    Can I have visitors?

    Yes! Visitors are welcome. Just make sure they’re respectful of the building and your fellow residents. Overnight guests are allowed for a limited number of nights – check with reception for details.

    What if I forget to pay on time?

    If you miss a rent payment, you might incur a late fee and it could impact your tenancy. They’ll send reminders, but setting up a direct debit is the easiest way to stay on track. If you’re having difficulty paying, contact the team – they’re here to help.

    Is cleaning included?

    Can I change/swap rooms?

    Is there car parking?

    Do I need to pay council tax?

    If you are a qualifying full-time student, you will be exempt from paying Council Tax. You must provide them with your council tax exemption certificate, which your university can arrange.

    Can I request a room move during my tenancy?

    You would need to make a formal request to the accommodation team of your property. Room moves are subject to availability and, if approved, you will be issued new documents confirming the details of the room move.

    Can I bring an e-scooter?

    E-scooters are not permitted in any area of the properties or grounds.
