  • Cooling Off Period
    A 5-day cooling-off period applies after the tenancy agreement is countersigned and the booking is confirmed. From 1 August 2026, the cooling-off period reduces to 2 days. Cancellation must be submitted in writing to the residence team within the applicable cooling-off period. The student must not have moved into the accommodation. Any Advanced Rent paid will be refunded within 28 days. No cooling-off period applies once services have commenced or if the booking is made after the co

    Cancellation is permitted if the required student visa is refused. Written notice and supporting evidence must be submitted within 72 hours of receiving the visa decision. The Advanced Rent and any other payments made will be refunded within 28 days, subject to approval.
  • No Place No Pay
    Cancellation is permitted if the student fails to secure a university place. Written notice and UCAS notification must be submitted within 72 hours of receiving the outcome. The Advanced Rent and any other payments made will be refunded within 28 days, subject to approval.
  • Early termination by students
    Once the booking is complete, the tenancy agreement becomes legally binding. Students remain liable for the full rent even if they do not move into the accommodation or leave before the tenancy ends. Early termination is only permitted where an eligible cancellation policy applies or an approved replacement tenant takes over the tenancy.
  • Replacement Tenant Accepted
    A replacement tenant may be accepted after the cooling-off period. The original tenant must not have any rent arrears. The replacement tenant must not already reside in a property. The original tenant remains liable for rent until the replacement tenant moves into the accommodation. Any overpaid rent may be refunded if: The original tenant has no rent arrears. The replacement tenant has signed the tenancy agreement.
  • Other cancellation policies
    The booking becomes legally binding once the tenancy agreement has been signed by all required parties and countersigned by Property. Bookings will be cancelled if the student or guarantor fails the sanctions screening.
  • Delayed Arrivals & travel restrictions
    If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

    Booking Deposit

    Guarantor Requirement

    A guarantor is required when paying by instalments unless waived by the Property. A guarantor is not required where accommodation fees are paid in full before the applicable deadline. UK and international guarantors are accepted. Residents unable to provide a guarantor may use an approved third-party guarantor service, such as Housing Hand. The guarantor must: Be at least 18 years old. Meet the required identity and residency checks. Not reside with the resident. Not already residing at the Property. The guarantor is liable for unpaid rent and any other charges due under the tenancy agreement.

    Definitely! If you're interested in living in a cluster flat with your friends, just let them know who you want to live with, and they'll do their best to make it happen. Be aware, they are more likely to be able to facilitate this early in the year, with many sites selling out the closer they get to September.

    How do I know who I'm living with?

    They don't give out names for privacy reasons, but you can get a better idea of who you’ll be living with via their residents groups that are shared prior to check-in or by asking your site team to provide you with information such as gender, year and uni.

    When can I move in?

    About two months before your move-in date (selected when booking), you'll be able to book a move-in slot that works for you.     As much as they love pets, unfortunately, they're not allowed in their accommodation unless they are registered service animals - sorry!

    You're welcome to have guests stay in your room, however, residents may have a maximum of one overnight guest for no more than two consecutive nights provided that does not cause a nuisance or annoyance to other residents in the Building.

    Your student room and shared areas will be spotlessly clean when you arrive, but after that, it's up to you! Don't hesitate to ask their Residence Teams for advice or help if needed.

    What if I have an issue with my room?

    Need something repaired? You can log any maintenance issues using the Concurrent App and their Residence team will be on hand to respond to requests as soon as possible!

    Am I allowed to smoke at the property?

    All their student accommodation is smoke-free, so please use designated smoking areas outside the buildings or in the courtyards.

    How do I connect to the internet?

    Connecting to the internet is easy - just connect your devices to the wireless network on arrival. You can also use an Ethernet cable, which you can plug into the network wall socket in your room.

    Are my things covered by insurance?

    In partnership with Endsleigh, they include free contents insurance for every student that opts to live in one of their buildings. Once you’ve registered with My Endsleigh, you can instantly access your cover details and policy documents to check exactly what's included and have the option to upgrade the level of cover if needed. Their claims team is on hand to advise whenever needed.

    What can’t I do in my accommodation?

    For health and safety reasons, they don't allow candles, incense burners, deep fat fryers, or any electrical appliances that don't comply with British standards and statutory regulations. They are also unable to accommodate E-scooters or any other alternatives. Please don't bring any of these on-site.

    Who will come into my room?

    They carry out room inspections three times a year and occasionally health and safety checks, but they'll always give you at least 24 hours' notice before entering your room.

    How much fridge space is there in the studio rooms?

    All studios come with a small fridge with a freezer compartment.

    Can I bring my rice cooker/electric pressure cooker?

    Sorry, but they don't allow rice cookers or electric pressure cookers - their high voltage can be dangerous.

    Do I need to move out for the holidays?

    No, you don't need to vacate your room during the holiday breaks. Your room is yours for the entire duration of your tenancy, and you only need to move out at the end of the agreement.

    What if I want to stay over summer?
