Cancellation Policies

Replacement Tenant Accepted

A replacement tenant must meet the same eligibility and referencing criteria as the original applicant. The replacement tenant must sign a new tenancy agreement for the same room. The original student’s liability ends from the start date of the replacement tenant’s contract. Any eligible refund will be processed once the replacement tenancy agreement is signed.

Cooling Off Period

No cooling-off period is offered. If the tenant signs the new Common Law Agreement and can no longer attend the university, the contract can be terminated, as this clause is included in the Common Law Agreement.

Early termination by students

A tenant may terminate the contract if they have signed the new Common Law Agreement and can no longer attend the university.

Delayed Arrivals & travel restrictions

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Room allocation

Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Payment and Fees

Booking Deposit

The security deposit amount is £80. The £80 security deposit is non-refundable if the student cancels or drops out.

Mode Of Payment

Payment can be made via a bank account.

Pay In Instalment

Students with a UK-based guarantor may pay rent quarterly or monthly. Students without a UK-based guarantor must pay the rent in full

Guarantor Requirement

A UK-based guarantor is required for students wishing to pay by instalments. The guarantor must live and work in the UK. The guarantor is preferably a homeowner. Students without a UK-based guarantor may use a third-party guarantee service such as Housing Hand. Students who do not provide a UK-based guarantor and do not use a guarantee service must pay rent in full.

You should book well in advance to avoid disappointment. We do accept late bookings, however, this is based on availability which may be limited. Most accommodations have great offers which can be availed by early booking, we suggest booking your ideal accommodation as soon as possible!

Can I make group bookings?

Does Amber charge any service fees?

Amber will help you book the property as per your requirements. No- we do not charge you for our services, unless specified others.
