    Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

    Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

    Security Deposit

    For 25-26 AY & 26-27 AY:- 1. A payment of £250 to freeze the price of the property as holding deposit which is non-refundable if you fail to complete the booking process on time. 2. Upon the receipt of Confirmation of Enrolment Letter, the deposit is converted to a security deposit automatically to reserve and secure the Property, which will be refunded to the account that paid the deposit within 4-6 weeks after completing the Deposit Refund Form at the end of the Licence Period unless otherwise stated in this agreement.

    For 25-26 AY & 26-27 AY:- 1. You can pay the rent on an installment’s basis depending on the length of your booking. 2. The property is offering maximum 6 installments, please check with your amber agent to know more. Please note: For short stays, you will need to pay for your entire stay at the time of booking or prior to move-in.

    For 25-26 AY & 26-27:- Room Change Fee - £100 (exclusive of VAT. You will also be required to pay any price difference between the old and new Room depending on the rate of the new Room). Laundry Fee: You may be required to pay for the use of the laundry service.

    Why should I choose the property?

    At the property, they are one of the only student accommodation agencies to provide both short-term and long-term bookings, making your stay more flexible at times that suit you. They offer bookings from 2 to 51 weeks with great rates and flexible contracts to provide you with that home away from home experience.

    Is it safe to stay with the property?

    They hope you feel safe and secure throughout your stay with the property, they have reception hours during the day and 24/7 security and surveillance. Their doors also use a secure fob or card system, depending on the residence, and their team is ready to respond to any issue you may have. Note: Finsbury and West Green residences do not have on-site reception or security services.

    Can I have guests over?

    You can have guests visiting you at the property, but you’d need to accompany them at all times. For overnight stays, guests must be at least 18 years old and are limited to a maximum of four nights per month. Please ensure your guests check in by proving their identity at reception and completing the checkout process as they depart. Each residence has its own rules, so please ask your reception beforehand. The property reserve the right to restrict access to guests, refuse a guest entry and determine a reasonable length of their stay.

    When and how do I get my deposit payment refunded?

    After your checkout, their operations team will inspect the condition of the room for any possible damage. Upon inspection, if the room is in good condition, you will receive an email from finance with a form to complete to start your refund process. Subject to your compliance with the terms and conditions, you will receive the refund up to 4–6 weeks after checkout.

    When something needs to be fixed, whom do I need to contact?

    Before check-in, you will receive an email with the contact details of their operation team. You can contact them in case of a maintenance issue.

    How do I book additional products such as cleaning services, linen and bedding packs, student travel insurance, etc.?

    You can conveniently purchase these extra services through the student portal.

    What happens if I leave my belongings behind after checkout?

    You should not leave any of your belongings behind after checking out, if you do so, these items may be stored or destroyed at your own risk. The property is not responsible for any belongings left after your checkout date. If they temporarily store your items, you will be subject to a weekly storage fee.

    Can I extend my stay with the property?

    They would be happy to accommodate your stay with the property. Please contact your Sales Agent with any inquiries, and they will do their best to assist based on availability.

    What is the process for changing the room/residence while already staying? Is it possible to change the accommodation?

    Yes, depending on availability, you can change the residence/room type after your check-in. Extra charges may apply.

    Will my deposit be refunded if there is damage to my room before checkout?

    Unfortunately, the deposit will be non-refundable or partially refundable, depending on the extent of the damage. A deduction will be applied.

    When do I need to vacate my room?

    The checkout time is 10 am on the last day of your stay.

    After the first instalment has been paid, what happens next?

    Once the deposit, first instalment and bedding and service fee have been paid within seven days of the quote being sent, you will receive a confirmation of enrolment letter. Congratulations! Your room is now secure, and they will prepare it for your check-in date.

    What do I need to bring with me when checking in?

    Proof of identity (ID Card, Passport) and confirmation of enrollment.

    Who will help me with the check-in process?
