Cooling Off Period

A 7-day cooling-off period is applicable to bookings. All monies paid are refundable if cancellation is made within this period.

Replacement Tenant Accepted

Tenant is responsible for finding a suitable replacement. The replacement tenant must be acceptable to the property. Liability for rent continues until: A suitable replacement is found, and The room is successfully re-let. Refunds (if applicable) are only processed after a suitable replacement is secured.

No Visa No Pay

Tenancy can be cancelled without financial penalty if the visa application is unsuccessful. A written cancellation request must be submitted. Official evidence of visa refusal from the UK Home Office or relevant authority is required. Evidence must be submitted within 72 hours of the refusal letter/correspondence date. Cancellation requests must be received by 5th September 2026 for September tenancies. If evidence is not provided within the timeframe and tenancy has started:

No Place No Pay

Applicable only to first-year students. Tenancy can be cancelled without charges if the student does not meet required entry grades and the university withdraws the offer. A written cancellation request must be submitted. Required documents: Formal rejection letter from the university/HEI, or UCAS status screenshot showing required grades were not achieved. Can I extend my stay?

Yes, please contact the reception if you need to extend your stay and they will be happy to advise. However, this is subject to availability.

Who will I be allocated with?

They try their utmost to allocate like-minded students together (e.g., based on year of study). Single-sex apartments are also available. However, this is subject to the type of rooms booked by students and may not always be possible.

Can I request a room move if I do not get along with the people I am sharing with?

They will always first try to establish if there is anything that can be done to help you and your housemates live in harmony without anyone moving rooms. However, move requests will be accommodated whenever possible, subject to availability and a cleaning/admin charge.

When is my rent due?

To allow you to avoid paying one big lump sum and to coincide with student loan payments, rent is collected in instalments at different times of the year depending on the property you are living in. Please review your licence agreement, which clearly details the rent due dates for the property. Full details are available on request from the property.

Are the rates negotiable?

Their rates are set to offer students the best possible value and unfortunately cannot be negotiated.

What if I leave early?

If you decide to leave early, you remain responsible for the rent for the duration of your tenancy. However, if you are able to find a suitable replacement for your room, then the tenancy will be cancelled. In line with the tenancy agreement, refunds will only be given when a suitable replacement is found.

Are there Laundry facilities?
