Cancellation Policies
  • Cooling Off Period
    The cooling-off period ends 21 days before the start date of the contract for all 44-week, 51-week, and single-semester contracts.
  • Deferring Studies
    Students who defer their studies remain eligible for accommodation. If a student did not enrol during the previous academic year, they will be treated as a new first-year student and may book accommodation for the upcoming academic year through the standard booking process.
  • Early termination by students
    A student may terminate the tenancy agreement before the end of the contract under any of the following circumstances: The student has withdrawn from their course. The student has been excluded from or refused admission to their course. The student has been absent from their course for more than 60 days due to illness and has formally agreed to suspend their studies with their higher education provider. Conditions for Early Termination The student must provide at least 4 weeks' writte
  • Replacement Tenant Accepted
    A student may be released from the tenancy agreement before the contract end date if all of the following conditions are met: The student has found a suitable replacement tenant who is an existing NTU student and has been approved by Property Management. The proposed replacement tenant is not already residing in accommodation managed by Property Management. The replacement tenant completes the booking process, including: Agreeing to the applicable License Fee. Completing

  • Delayed Arrivals & travel restrictions
    If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.
  • University Course Cancellation/Modification
    If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.
  • Payment and Fees

    Booking Deposit

    No booking deposit or advance rent is required to secure the booking.

    Pay In Instalment

    Accommodation fees can be paid in full as a single instalment. Alternatively, accommodation fees can be paid in 3 termly instalments. The 3 termly instalments are typically due in: September January April

    Can I request an accessible room due to a medical condition or disability?

    When applying online, a series of questions about additional requirements will be asked. The Accommodation team will then be in touch to discuss options and make a suitable offer. Students are encouraged to be transparent about any requirements so the most suitable accommodation can be matched, subject to availability.

    Do they offer extra support for students who are care experienced or estranged from their parents?

    Yes, a range of extra support is available for care experienced or estranged students.

    Do I need to pay a deposit?

    No deposit is required to book a room in University-arranged accommodation. Please note that a deposit may be required for private halls of residence.

    Can I still apply for accommodation if I deferred my place?

    Yes, students who deferred their entry are still eligible for accommodation. If not enrolled in the previous year, the system should recognise the applicant as a new first-year student and allow booking as normal. If deferral was made later and the system does not recognise the student as a first-year, issues may occur — in that case, the Accommodation team needs be contacted.

    What if I want to change or cancel my room?

    Only one booking can be held at any time, and the system only displays the active room booking. To see other available rooms, the current booking must be cancelled first — this releases the booking permanently and it cannot be reinstated, so careful consideration is advised before cancelling.

    Can I live with my friends?

    Yes, rooms can be booked in the same flat as friends, subject to availability. The best chance of this is to book at the same time, choosing rooms in the same flat or residence together.

    Can I stay in university accommodation for Year Two and Year Three?

    Yes, students can stay in halls of residence throughout all years of study.

    Will I need a TV licence?

    A TV licence may be required if planning to watch TV. Further guidance is available on the TV Licensing website.
