Cancellation Policies

Cooling Off Period

The tenant may cancel the agreement by providing written notice within 7 calendar days of accepting the tenancy agreement. The cancellation is valid only if the Tenancy Start Date has not occurred. University Course Cancellation/Modification

The tenant may terminate the agreement if they: Withdraw from their higher education institution. Are excluded from their higher education institution. The tenant must: Give at least 4 weeks' written notice.

Replacement Tenant Accepted

A replacement tenant may be identified by either the tenant or the landlord before the tenancy starts. The landlord has complete discretion to approve or reject the proposed replacement tenant. The replacement tenant must enter into a tenancy agreement acceptable to the landlord. The outgoing tenant must pay all sums due before the replacement takes effect. Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Who will I be allocated with?

They try their utmost to allocate like-minded students together (e.g. based on year of study). Single-sex apartments are also available. However, this is subject to the type of rooms booked by students and may not always be possible.

Can I request a room move if I do not get along with the people I am sharing with?

They will always first try to establish if there is anything that can be done to help you and your housemates live in harmony without anyone moving room. However, move requests will be accommodated whenever possible, subject to availability and a cleaning/admin charge.

Are the rates negotiable?

Their rates are set to offer students the best possible value and unfortunately cannot be negotiated.

Can I receive deliveries/post?
